What to do Before Putting Your House on the Market

Declutter/Start Packing! - You are planning to move anyway! Now is the time to pack up the knicknacks, the extra books, the old toys, the off season clothes, family photos and extra art work. In other words, if you can live without it - pack it! Consider renting a storage space to put all the boxes in while you are preparing for the move.

Deep Clean - All those nooks and crannies are now going to be even more noticeable, so clean them thoroughly!  Make it sparkle and shine and look its best. Enlist help from friends/relatives for a quick cleaning party or consider hiring an expert to give it a deep clean and then come back for weekly touch ups

Freshen up the Paint - Nothing makes an impact like a fresh coat of paint! This is an inexpensive project that many home owners can tackle themselves and it will make a big difference! Use neutral colors, soft grays are popular these days - ask me about some of the most popular gray shades!

Spruce up the Curb Appeal - This is the very FIRST impression that buyers will have of your home so make it count.  Sweep the driveway, plant some annuals, trim the bushes, make the entryway inviting.

Got pets? Hide the evidence (visual and otherwise). Keep the house smelling fresh.

To Upgrade or Not to Upgrade?

Now is not the time to do a complete kitchen/bathroom/master bedroom make over. These projects simply will not pay off completely if you are going to be selling soon. Consider making small upgrades that will make a difference:

New Lighting - getting rid of any old fixtures (think brass) is an inexpensive fix that can modernize the home inside and out

New faucets in kitchens/baths - (again - replace the brass if you've got it!) New faucets are easy to replace and inexpensive too.

New Hardware on Cabinets - Modern cabinet and drawer pulls can make older cabinets look updated instantly

Systems - if your water heater is old, furnace is on it's last legs or roof is showing wear, now IS the time to upgrade them. The single highest rate of return on upgrades in your home will be found on your roof - a new one goes a LONG way.

Simple Staging Tips

Let the Sunshine In! Open the drapes and wash the windows - let in as much natural light as possible.

Declutter. Take "you" out of your house.  Remove family photos, pack the mementos - if you don't need it PACK it and STORE it.

Remove bulky furniture. Open up the living spaces and give the buyers the ability to see how big it is.

Add color. Use fresh flowers and living plants to add color to your rooms.

Clear off surfaces. Put away refrigerator door magnets and pictures, seldom used kitchen appliances, etc.

Freshen up. Treat yourself to new bed linens with crisp and modern duvets that you can bring to your new place!
